Landlord and Tenancy Management Services
Direct Lettings offer various letting services to landlords, and our range of options means that we can create a bespoke package for you if one of our ready-made packages doesn’t suit your needs.
It all starts with a free, no-obligation valuation of your rental property. One of our knowledgeable property managers will attend your property to appraise the suitability for letting and talk you through the items you will be required to fulfill in order to bring your property to market. Following this appointment we will write out to you with the estimated rental value and our fee for the services you require.

Full Management
The fee for this service is charged at a commission of the monthly rental income. In addition to this there is a New Tenancy Fee which is payable upon the first tenancy being secured and any change-over of tenants thereafter. This fee will be deducted from the first month’s rental once a new tenancy is secured.
Tenant Find
The internet is the number one search tool used by tenants to locate suitable rental properties and as such we ensure your property is listed on the most suitable and popular property portals. We review where every enquiry comes from on a weekly basis to ensure we’re putting all our efforts in to the best return for our landlords.
Rent Guarantee
Rent arrears are a continual concern, that’s why it’s important to protect your investment. When tenants can’t or won’t pay, you are protected. We provide a comprehensive rent protection service to landlords designed to provide peace of mind if a tenant defaults on the rent and/or breaches the tenancy agreement.

Marketing
Your property will be marketed via online marketing channels, rental boards at the property, full colour schedules in our local office window, and weekly property lists that are available to tenants and distributed to local businesses. We also assist with rent valuation and provide unlimited viewings, as well as screening potential tenants. We can also assist you with refurbishing and furnishings if necessary.
Landlord Support
Appropriate references are obtained and followed up for all potential tenants prior to their tenancy being confirmed. Safety certificates are fulfilled and a full inventory is carried out, as well as a credit check as standard. We strongly recommend that all our tenants take out appropriate tenancy insurance, to give added protection in the event of any damage to the landlord’s property.
Tenancy
You’ll have a designated property manager who will take charge of a wide range of responsibilities, including management of maintenance, property inspections, upkeep recommendations, rent collection, rent reviews, and tenancy renewals. This is all carried out with no hidden charges for your complete peace of mind.
End of Tenancy
We will serve relevant notices, sort out the check out inspection & report, deal with dilapidations, and notify council tax and utilities. We'll also recommend improvements, take care of re-marketing and rent re-appraisal and deal with administration of the Tenancy Deposit Scheme.
